Bad Points: This is not a hotel - it's a DSS hostel and should not be advertised as a conventional hotel. On this basis it wasn't even cheap and I'm tempted to ask for a refund as in my view it was falsely advertised. General review: I won't be booking through active hotels ever again. If I want to stay at a DSS hostel I'll become a single mother.

Needed to find somewhere to stay in lowestoft which was well priced,so booked into this one.Found the location good for beaches and shops.The hotel is a little dated but this is reflected in the price.Was given a spacious room with small en suite.The staff were helpful and courteous.Easy parking at the location.Overall a basic and cheap place to stay with ok location.

This hotel is absolutely disgusting, and we have stayed in better hostels. The only thing going for it is the location. When we were arrived, a couple were leaving and requesting a refund as the picture they had seen on the internet was not the hotel in reality. We had booked two rooms, a family room for my parents and younger sister and a twin room for me and my partner (apparently the doubles were taken). Room 1, the twin room was absolutely horrendous. The ceiling was mouldy and the smell was so bad I couldn't stop heaving and my parents offered to swap. The family room was a little better, but the wallpaper was peeling, there were holes in the wall and it looked like someone had wiped bogeys on the wall! The toilet smelt really bad and we couldn't bring ourselves to use the shower or the sink. The towels in the room were wet. My parents went out to buy toilet roll, as there was none provided. When they returned, they were quickly hurried out of room 1 (and there was now a loud clunky noise coming from out of that corridor) and put into a family room for five people - which we would have taken had we known, rather than pay for two rooms. It was still pretty dirty, but much better than the other rooms. We all slept fully clothed as we were wary of whether the bedding was clean, and the rooms were freezing. Do not consider this hotel unless you have no sense of smell.

the hotel was awful we paid for 1 night and left in tears, the rooms had broken windows that were taped over,the mattress on the double bed was stained and crawling, the whole place smelled of damp , we had to pay to stop in a travel lodge as it was so late.

Truly one of the worst 'hotel' experiences I have ever had. Arrived mid afternoon to a locked front door, waited five minutes to be let in. Led to reception, which was also dining room / bar / lounge combo. Plastic table cloths, bar closed and communicated by sign handwritten on piece of paper stuck to front bar. This seemed to be occupied by most of the managers family watching foreign t.v. Smell of spicy food overpowering and everywhere. The manager disappeared into a office for another five minutes wihout explanation. Got into room eventually. Freezing cold, t.v. didn't work, drinks tray was dirty and unwashed, sheets damp, frayed. Ceiling covered in weird brown marks, long strands of dust from CORNER to CORNER. (Manager claimed it was cleaned every day!) 'En suite was no bigger than a broom cupboard with dirty towels. Manager declared refunds not allowed, but after persistance got someone on phone to authorise. Despite offer of room upgrade, i checked straight back out and went to the Best Western round the corner. Twice as much, but infinatly more worth the cost.

Arrived at 11.30am and one of our rooms was not ready, even though we could check in from 11am. I was asked by manager,by phone,if we could wait an hour whilst he got the other room ready.The hotel was smelly,old fashioned and in desparate need of decoration. Didn't bother staying as the lady we dealt with gave the impression that she wasn't really bothered. Never saw the manager, but he rang me on my mobile to ask why we didn't stay.I explained that we had a wedding to go to and had to find somewhere to shower and change. No apology was given and we ended up spending more money to stay somewhere else. I would NEVER return to this hotel. It was awful !!!!

Whilst in Lowestoft I stayed at the Royal Court Hotel. I found this hotel online and booked it because it stood out as the best value for money by far. I was pleased with my room, although not high tech, it suited my purpose. The hotel is very close to the town and beaches. I am returning to Lowestoft for the air show this year and will definitely book in there again.

Arrived very late and was well recieved by duty manager.Was given a large double room at no extra cost.My room was spacious and very good value for money.The hotel is a basic budget hotel that does the job.The hotel has on site parking and is close to the beach and town centre.

Dont bother unless there is nothing else, cold rooms, very basic, ok if you like the smell of curry. Rear car park dificult to manover and get out of. Not worth £50 a night.

STAFF WERE HELPFUL AS WE ARRIVED VERY LATE.THE HOTEL HAS A GOOD POSITION FOR LOCAL ATTRACTIONS.OUR ROOM WAS IN FAIR CONDITION AND WAS ACCEPTABLE WHEN COMPARED TO OTHER HOTEL RATES IN THE AREA.WOULD RECOMMEND FOR BUDGET TRAVELLERS.
